Owner Use & Responsibilities

Can I use my property personally?
Absolutely! Through the owner portal, you can block off dates for personal stays—whether it’s a weekend getaway or an extended visit. While we may suggest keeping peak dates available for maximum revenue, the choice is always yours. -
What is the property owner’s responsibility?
Owners cover mortgage, taxes, insurance, utilities, routine maintenance, and major repairs. Seasonal services like lawn care or snow removal are also owner responsibilities. We’ll help coordinate vendors when needed, but all costs related to the home remain yours. -
How much routine maintenance should I expect?
Normal wear and tear comes with hosting—things like carpet cleaning, touch-up paint, or replacing dishes. Our proactive inspections and professional cleaning help minimize issues and keep your home in excellent shape. -
How do you handle linens?
We ask owners to purchase their own linens since it’s more cost-effective long term. Many companies roll linens into “programs” with higher fees, but owning your own ensures consistent quality without extra markup. We’ll guide you on what to buy or purchase them on your behalf, whatever is better for you. Once purchased, our cleaners will handle laundering and turnover.

Onboarding costs vary by property but are typically very reasonable. If your property needs professional cleaning, staging, stocking, or photography, we’ll guide you through the process and design a cost effective onboarding experience. -
When and how do I get paid?
Owner payouts are processed monthly with clear statements showing bookings, revenue, and expenses. -
Do you provide monthly statements?
Yes. You’ll receive detailed monthly reports plus 24/7 access to your real-time owner portal.

Guest Experience & Protection

How do you screen guests?
We use a layered approach to protect your property, including ID verification, minimum age requirements, occupancy limits, online review checks, and signed rental agreements. These safeguards are effective tools to ensure quality guests book your home and still keep us compliant with fair housing rules. We typically list on Airbnb, Vrbo, Booking.com, Expedia, and our own direct booking site for maximum visibility. If you have another platform you would like to try, please let us know as our software integrates dozens of them. -
How do you optimize my listing and pricing?
We combine professional lifestyle photography, compelling property descriptions, and dynamic pricing software that adjusts rates daily based on demand and local events. Our team personally oversees these tools to maximize bookings—creating more great stays for guests and more revenue for you. -
Can guests book directly through your site?
Yes. Direct bookings reduce platform fees and help build loyalty with repeat guests.
